1. Research and opinion, not advice

1.1 Everything on LandlordAgent, including audits, scores, guides, shortlists, newsletters and written reports, is independent research and opinion published by Cosmoura Marketing Private Limited. It is general information to help you ask better questions. It is not legal, tax, accounting, valuation, engineering or financial advice, and it is not an offer or a solicitation to buy or sell any property.

2. Our regulatory status

2.1 We are not lawyers, chartered accountants, registered valuers or structural engineers. We are not registered with SEBI as an investment adviser, and nothing we publish is advice on securities or financial products.

2.2 Our audits, shortlists and reports do not involve negotiating, introducing you to a seller or acting for you in a sale or purchase. See section 3 of our Terms of Service.

3. Data sources and accuracy

3.1 We rely on public records (such as RERA portals, court and company filings and government notifications), news and other web sources, data supplied by developers, and our own analysis. These sources can be incomplete, delayed or wrong, and they can change after we publish. Each audit and report shows the date it was prepared and the sources used.

3.2 We correct errors when we find them or when someone shows us, and we publish new audit versions when data changes. If you spot an error, use the feedback option on the audit page or email info@landlordagent.in.

4. AI-assisted research

4.1 We use AI tools to gather sources and draft parts of our reports and narratives. AI can misread or misstate information. Every written report is reviewed and approved by a member of our team before delivery, and factual statements are linked to their sources, but you should check anything important against the original source.

5. No guarantee of returns

5.1 Property prices, rents, construction costs, interest rates and delivery timelines change. Any figure about value, rent, appreciation or return is an estimate or a range based on stated assumptions, never a promise. Past trends do not guarantee future results.

6. Builder fees and independence

6.1 We take no commission from developers on any sale. A developer may pay us a flat fee for services such as an audit or marketing support; when that happens, the fee is disclosed on that project's audit page, the audit is published as is, and the fee cannot change the score.

7. Forward-looking statements

7.1 Statements about future infrastructure, approvals, possession dates or market conditions reflect what public sources said at the time. They may not happen as described.

8. Always verify before you pay

8.1 Before you pay any booking amount or sign anything, check the RERA registration on the official state RERA portal, the title and approvals with a qualified lawyer, and the agreement for sale. You are responsible for your own decision.
