Noida and Greater Noida form the eastern backbone of NCR — a planned city with wide roads, strong IT infrastructure, and one of the best metro networks in the region. The market offers exceptional value compared to Gurgaon, with well-designed sectors, clean green spaces, and a growing commercial base.
Noida is often overlooked by Delhi buyers who default to Gurgaon — but it offers comparable quality at 20–30% lower prices in comparable sectors. The Noida Expressway corridor and Sector 150 (the "sports city") are the standout investment zones.
Where we advise: Sectors 44, 50, 137, 150 for investment. Sectors 61, 62, and the Expressway stretch for mid-segment end-use buyers.

Better value than Gurgaon for comparable quality. Infrastructure is excellent. The catch: do your builder due diligence — more carefully than anywhere else in NCR. We only recommend developers with clean delivery records.
